A typical real estate commission is 5% to 6%, which could mean about $10,000 to $12,000 on a $200,000 home if the sale involves both the seller’s and buyer’s agents. If you have to pay a buyer’s agent or the broker, that amount could be cut in half or very close to it, because the seller’s agent and buyer’s agent usually split the real estate commission.

Pricing a property correctly can be among the most challenging aspects of the process. Typically, a real estate agent provides a comparative market analysis (CMA) to price your home appropriately. TIP:  BEFORE placing your home for sale, don't trust any 3rd party or other website system that promises a FREE Market Analysis. They are simply are NOT ACCURATE and most of these websites are just a way for the advertiser to grab your personal information and resell it to: real estate agents, lenders, etc. (We NEVER resell your private information) Our complete market analysis will look at the features and condition of your house and compare it to other recent sales in the area to determine the appropriate asking price.  We include a FULL CMA in every Gold or Platinum listing package.

Step 3:

Prepping your home

For the Sale

After pricing, the next hurdle to overcome is preparing the home for listing and showings. Curb appeal and clearing out the excess, improving lighting and making cosmetic repairs can go a long way toward making your home attractive to buyers. We can help you by advising what steps to take to get ready for the sale.

Time for professional

Photography

We'll send out a professional real estate photographer to highlight the best features of your home. In addition, our editing team will ensure that each photo and virtual tour is "picture perfect" and replace cloudy skies and/or do grass corrections when necessary.

Time to Market the

We create a state-of-the-art virtual tour that includes a built-in lead capture system and highlights the best features of you home.  Potential buyers can interact with your tour to view your home or ask important questions.  All you need to do is take the links we create for you and post them on social media, Google, Facebook, etc.

For the sales process, you need to shift your perception from selling your home to selling a house. You also need to be ready to put in the time/effort to show the house, respond to emails and calls promptly and provide thorough information. Every seller should be prepared to negotiate the price with buyers. Depending on market conditions, buyers often expect there will be some haggling over the price.  If you have a real estate attorney or settlement company already lined up, those individuals may be able to review the offer details. Unless waived, keep in mind that the appraiser/appraisal will determine final values.

Hiring a real estate settlement

Between the documentation needed for the mortgage, title transfer and other state legal requirements, the paperwork for home sales is extensive. A real estate attorney can be a trusted guide who may be able to provide referrals for escrow agents and title companies as well as answer any questions about the selling process you may have. We can help with referrals to local providers.

This is the final step of the process, you should have a lawyer or settlement firm if you haven’t hired one already. The goal is once the process is over, you’ll get the price you want for a cost that would be a lot  less than if you had hired a full service agent.
